Land changes hands – three times

A slightly more than acre of land was sold Friday to GDG, LLC for development at the Walmart corner.

Three transactions were recorded in the Mercer County Recorders office, affecting a slightly more than one-acre lot on Henderson Corner, west of the intersection of Rt. 17 W and Rt 94, including all interest in the public street formerly known as Illinois State Hard Road #94 and State Bond Issue Rt. 3, which lies adjacent to the real estate.

All three real estate transactions were date stamped 3:14 p.m. on Aug. 28, 2009. A quit claim deed, transferred real estate between Leo F. Henderson, Jr. and Rose Henderson, both of Aledo, co-executors of the last Will and Testament of Leo F. Henderson, Sr. to Henderson Auto Sales, Inc., for between one dollar and  “all good and valuable consideration.” That amounted to between $36,500 and $37,000, according to Robert Rillie, attorney for the Bud Henderson Estate.

The second transaction, a deed of independent executors, had a revenue stamp of $10, which amounts to a transaction of $9,500 to $10,000, which was paid in Henderson Auto Sales stock (327 shares of common stock).

The third transaction, a corporation warranty deed, sold the land owned by Henderson Auto Sales to Green Development Group, LLC. The Revenue stamp for that transaction was $400, indicating the amount of purchase was $400,000.

The land deal avoided cancellation of a zoning change that brings the land into Aledo city limits. That deal had an end date of Aug. 28. The GDG, LLC group plans to bring in a business at the corner, change the road design and dedicate the road back to the city.
